Acceptance of Terms
By registering on PropNest ("Platform", "we", "us"), whether as a Seller or Buyer, you unconditionally agree to these Terms & Conditions. If you do not agree, you must not use this Platform. We reserve the right to modify these terms at any time. Continued use after changes constitutes acceptance.

Platform Role & Disclaimer
PropNest is a listing platform only. We do not own, sell, rent, or manage any property listed on this Platform. We are not a party to any transaction between Buyers and Sellers. All listings are posted by independent third-party sellers. We do not verify the accuracy, legality, or authenticity of any listing. We are not responsible for any financial loss, fraud, or dispute arising from transactions between users.

Seller Obligations
As a Seller you agree to:
- Post only properties you legally own or have authority to sell/rent
- Provide accurate, truthful and complete property details
- Upload only genuine, original photographs of the actual property
- Not post duplicate, misleading, fake or spam listings
- Not post properties that are already sold or unavailable
- Comply with all applicable real estate laws and RERA regulations
- Not post commercial solicitations unrelated to property
- Update or remove listings when properties are sold/rented
- Handle all buyer inquiries professionally and honestly
Violation of any of the above may result in immediate suspension or permanent removal from the Platform without notice or refund.

Buyer Obligations
As a Buyer you agree to:
- Use the Platform only for genuine property search purposes
- Not send spam, abusive, or irrelevant messages to sellers
- Not contact sellers for purposes other than the listed property
- Verify all property details independently before making any payment
- Always meet sellers in a public place for initial meetings
- Verify seller identity with a valid government-issued ID
- Conduct physical inspection of property before any financial commitment
- Consult a legal expert before signing any property documents
- Never transfer money without proper legal documentation

Inquiry & Communication Rules
- Users may send a maximum of 2 inquiries per property
- A minimum 1-hour cooldown applies between inquiries on the same property
- Sending abusive, threatening, or harassing messages is strictly prohibited
- Spam inquiries will result in immediate account suspension
- We reserve the right to monitor and delete any abusive communication
We implement technical measures to prevent inquiry spam. Repeat violators will be permanently banned.

Premium Plans & Payments
Premium features (Featured listing at ₹999, Verified listing at ₹1,999) are activated manually by our admin team after direct payment to us via UPI/bank transfer/cash.
- All payments are non-refundable once premium is activated
- Featured listing duration: 30 days
- Verified listing duration: 60 days
- We reserve the right to change pricing at any time
- Premium features may be revoked without refund if terms are violated

OTP Verification
Registration requires email OTP verification to:
- Confirm ownership of the registered email address
- Prevent fraudulent or fake account creation
- Ensure genuine buyers and sellers on the Platform
OTPs expire in 10 minutes. You are responsible for the security of your OTP and must not share it with anyone.

Content & Intellectual Property
- All content you post (photos, descriptions, details) remains your responsibility
- By posting, you grant PropNest a non-exclusive license to display your content on the Platform
- Do not post copyrighted images, offensive content, or personal information of others
- PropNest's logo, design, and code are our intellectual property — you may not copy or reproduce them

Account Suspension & Termination
We reserve the right to suspend or permanently delete any account — with or without notice — for:
- Violation of any of these Terms
- Posting fake, fraudulent, or misleading listings
- Sending spam or abusive messages
- Any illegal activity conducted through the Platform
- Attempting to circumvent our technical security measures
Deleted accounts cannot be recovered. All listings and data associated with the account will be permanently removed.

Privacy & Data
- We collect name, email, phone number, and property details for Platform operation
- We do not sell your personal data to third parties
- Your email is used for account notifications and alerts only
- Your phone number is shared with other users only if you choose to display it
- We use cookies to maintain login sessions

Limitation of Liability
PropNest and its owners shall not be liable for:
- Any financial loss arising from property transactions
- Fraudulent listings posted by sellers
- Disputes between buyers and sellers
- Loss of data due to technical failures
- Any indirect, incidental, or consequential damages
Your use of this Platform is entirely at your own risk. Always conduct independent due diligence before any property transaction.

Governing Law
These Terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of courts in [Your City], India. By registering you consent to this jurisdiction.
